Blue Top Properties Nearing Completion
Ball is pleased to announce Phase II progress in the construction of a pair of sister buildings at 780 Wilson Avenue and 45 Goodrich Drive, in Kitchener, Ontario. The Blue Top Properties project includes two 65,000 square-foot industrial buildings that we’ve split into three units each for leasing out.
These design-build properties have a structural steel frame, open web steel joist (OWSJ), precast walls and curtain walls. Shell space contains basic lighting, heat and a combination of overhead and loading dock doors.
We relied on our good reputation and work experience with local trades to garner very competitive pricing via local contractors.
Ball now has occupancy of 780 Wilson Avenue, known as Building A. Its first tenant—Wolseley Canada, a leading distributor of plumbing, hydronic, HVAC/R and PVF products and solutions—is anticipated to be fully operational within days. The second tenant is Carehawk, a life safety and communication systems company who should be moved in by the beginning of May.
Meanwhile, construction of the foundations for Building B (Phase II) at 45 Goodrich Drive has continued throughout the winter, and we anticipate installation of structural steel and pre-cast concrete wall panels by early Spring at the latest. Ball has already secured one tenant for the second building, Gentek Building Products Ltd. We are currently working on design drawings for the 24,000 square feet of space that they’ll be moving into this summer.
Ball was uniquely suited for this project because we have a history of completing these types of structures. Examples include many Home Depot and Price Club buildings of a very similar construction and size.
The projected completion date for Blue Top Properties is July, 2016.
