Pelham’s Multi-use Community Centre Moves Ahead
Ball is proud to have been awarded the construction management contract for a new, exciting mixed-use community centre within the centre of downtown Pelham.
The design of this 140,000 square-foot recreational facility includes a two-story, multi-purpose building. Worth $36,000,000, it will have two NHL-sized ice pads—one seasonal with 1,000 seats and a running track around the upper concourse, the other with year-round ice and enclosed viewing.
Ball was uniquely suited for this project because we have a history of expertise with these types of facilities. In fact, a primary reason for our selection amongst the three bidders was our recent track record—especially having recently completed the design-build Meridian Centre in St Catharines, as well as being construction managers for the 1000-seat expansion of the Kitchener Auditorium.
We were engaged early on in the design process in order to establish a realistic budget and guide the design into a compact, efficient space to meet the town’s programming needs.
The facility will have a large multipurpose room with a warming kitchen that can be subdivided into smaller venues for meetings, weddings, small theatre groups and other events. There is to be a two-storey open main atrium with a bridge connecting the arena portion with the gymnasium and the multi-purpose area.
Cost-effective structural systems were developed for the bleachers and long spans over the rinks and gyms. Both mechanical and electrical design-build contractors were pre-screened and brought in under a completive RFP process to provide another level of expertise and cost-effective design and control. Various materials for the building enclosure were reviewed initially for aesthetics and durability, but ultimately they had to satisfy the budget. The entire development is a greenfield site, so we were very quickly able to coordinate our site servicing requirements and street access locations as the streets, services and adjacent properties were being designed and constructed. The mechanical and electrical systems will shadow the LEED Silver designation.
The Pelham Community Centre is slated for completion in Spring, 2018.
