Multi-Purpose Community Centre in Pelham Making Steady Progress
Ball is happy to report steady construction progress at the mixed-use community centre in Pelham, Ontario.
Located at 55 Wellspring Way, the Pelham Community Centre is a $35 million, two-storey recreational facility with two NHL-sized ice pads, one with 1,000 seats, along with a double gym and multi-purpose rooms.
This construction management project included a design review process whereby we worked in conjunction with Petroff Partnership Architecture. Ball was retained based on our track record designing and building arenas and recreation facilities on time and within budget.
According to Ball’s project manager, Robert Nippell, “The town needed Ball to advise on the affordability of various materials and construction methods and provide a reality check in terms of cost. This enabled them to focus and prioritize the wish lists of the many user groups and assist the architect to create a design that was scaled to the budget.”
By way of an extensive RFP process, Ball invited design specialists to submit proposals for mechanical, electrical, refrigeration and sprinkler systems in order to bring cost effectiveness and cost control to these disciplines. We also obtained competitive pricing for various trade packages after carefully screening the bidders based on past experience. Design estimate experience and sub-trade pricing was then used to help calculate the overall building area and design details.
After a costing exercise, we managed to condense the building area by minimizing circulation space while maintaining program areas. The square footage was scaled down to a more feasible 143,000 square feet.
The design and construction timeline was compressed by phased design and tendering. After four months of schematics and drawing preparations, a 19-month construction period commenced in November 2016.
The conventional steel structure has a PVC roof, combination brick veneer and zinc wall panels and a curtain wall envelope.
At this point in time, structural steel phase 5 is now complete. The roof deck is finished and roof blocking and exterior-wall masonry work are each in progress. The exterior walls of structural stud and sheathing are complete at the gymnasium as well as Rink B. The gym’s slab-on-grade (S.O.G.) has been placed and the slab-on-deck (S.O.D.) is underway.
Site services have also been put in and the base granular under the parking lot is finished. Refrigeration is now underway and the underground water mains have been installed. The package refrigeration plant is presently being built off site and should be ready for installation by early September.
Shadowing the LEED Silver designation, LEED initiatives were taken with respect to energy efficient thermal values, mechanical systems, refrigeration plant and LED lighting.
Ball has worked very closely with both the architect and the Town of Pelham to meet all the requirements within the budget. After 8 months of construction, the building structure is complete with building skin advancing well and the building will be totally enclosed by December 2017.
The Town of Pelham is very pleased with the progress to date. Completion is slated for early June 2018.
